Leak testing is conducted using many methods including a visual inspection (underwater dive as necessary), dye testing, electronic acoustic locating, trace gas, smoke, pipe pressure evaluations, digging, probing, and static testing. Conclusions are made using the technician's opinions based on the testing methods used. The leak inspection is only for discovering the possible causes of water loss and does not include electrical or mechanical issues.
Only simple epoxy patches are included and are only applied as practical. Epoxy patches are temporary and are limited to 7 oz per pool. Pools requiring more may be beyond patching or may require an additional charge. The length of time an epoxy patch will last is dependent on the condition and severity of the pool leak. Major defects such as cracks, broken pipes, holes piercing concrete shell, leaking equipment, water leaking through the surface, and/or cracked/defective skimmers cannot be repaired with epoxy. All major defects should be properly repaired according to industry standards and a separate repair estimate will be required. We may not be able to provide an estimate for repair on every type of defect found.
Leak and Subsurface Locators are not responsible for water loss. A water loss rate due to evaporation of ¼ inch per day on pools without sun shelves, vanishing edges, heating devices (if used), and water features is acceptable. Pools with these features will experience higher rates of evaporation.
This report is the result of a non-invasive inspection of the swimming pool and its components. The findings are based on conditions visible at the time of inspection and are not intended to be technically exhaustive.
This report is not a guarantee or warranty. The inspector cannot be held responsible for conditions not visible or accessible at the time of inspection. Not all defects may be discovered during a single inspection visit.
Recommendations should be evaluated by a licensed pool contractor before any repair work is undertaken.
Leak detection testing is performed using visual observation, dye testing, pressure testing, and/or electronic equipment. These methods are effective but not infallible. Underground pipe leaks may not be detected without excavation. Hidden structural cracks beneath plaster or tile may not be visible.
Results are valid at the time of testing. Pool water chemistry, water table conditions, weather, and other environmental factors can affect results. A passing pressure test does not guarantee a pipe will not develop a leak in the future.
Florida Residential Swimming Pool Safety Act
Pursuant to Section 515.27, Florida Statutes, all residential swimming pools must be equipped with at least one of the following safety features: (1) A pool barrier complying with ASTM F2286. (2) An approved safety pool cover complying with ASTM F1346. (3) Door alarms complying with ASTM E2227. (4) An approved exit alarm on all doors providing direct access from home to pool. (5) A swimming pool alarm meeting ASTM Standard F2208.
Failure to maintain at least one safety feature is a violation of Florida law. This inspection does not certify compliance with the Florida Pool Safety Act.
Swimming pool electrical systems must be maintained in accordance with NEC Article 680 and applicable Florida Building Code requirements. Electrical deficiencies noted in this report represent potential shock or electrocution hazards and should be corrected immediately by a licensed electrical contractor before the pool is used.
WARNING: Electric Shock Drowning (ESD) is a real hazard in and around swimming pools. Improper bonding and grounding can result in fatal electric shock.
The Virginia Graeme Baker Pool and Spa Safety Act requires anti-entrapment drain covers complying with ASME/ANSI A112.19.8 on all public pools and spas. These same drain safety standards are strongly recommended for all residential pools. Missing, broken, or non-compliant drain covers pose a serious entrapment risk and should be replaced immediately.
